"So, I have a RICH IDIOT story for you.... Last night at the bangkok airport I met a man from Dubai on the same flight as me, we started talking and he is a very interesting and clever man. He works for Exxon and has opened up schools in Cambodia and Malaysia.
Anyway, our flight was delayed by several hours and he asked what I am doing in Malaysia and I told him I do not know and I am not sure where I am staying. Well, this very kind man happened to have a driver waiting for him at the KL airport and a hotel booked in the city and that I could go with him and he would arrange another room for me at his corporate discount.
So, the idiot that I am said YES, of course!!! We arrived very late to the airport and there were no taxis available so thank God this man helped me. So, here I am in Kular Lumpar, Malaysia, staying at a 5 star hotel, (probably the most beautiful hotel I have ever stayed in) and on his corporate discount. I am paying a quarter the price of the room and living like a queen.
The breakfast buffet had the greatest and largest selection of food I have ever had. The only problem I have is trying to figure out what light switch and button goes to what in my room. I am going to stay here another night then head to Tiamon Island, I hear it is one the most beautiful beaches in the world!!!!

After listening to you speak, at the ACRE Convention in Pittsburgh, my partner and I decided to purchase your course. After using it over the past few months I was able to purchase a single family home in a very good neighborhood for 80% of its appraised value at that time.
After doing some rehab to the property I used a private investor to cash me out and now I have a property that I have no money into, but cash flows at about $200 per month. My husband and I enlisted the help of some friends we had in states that didn’t have a real estate market as difficult to penetrate as Southern California. Within a few weeks of receiving emails from our friends who had local information, we contacted motivated sellers and bought a 3 bedroom, 1 bath home in Muncie, IN for $12,600 and a 2 bedroom, 1 bath home in Dayton, OH for $11,400 including closing costs.
The homes were in tax foreclosure, however we were able to give the sellers a mutually agreeable share of their equity, get a clear title, and outright ownership of both. The best thing about these deals is that the properties are in move-in condition. The Muncie home was appraised at $55,000 and the Dayton home was appraised at $33,000, giving us a net paper profit of $64,000 within 1 month.
We obtained equity lines of credit to replenish our cash reserves used to acquire the properties as well as to pursue other opportunities as they arise, and we have contracted with property managers to handle renting out the homes. We estimate that this will bring in a net $550 per month after management fees and equity line payments.
We paid our friends a relatively small fee for being our eyes and providing digital videos and pictures of the properties, as well as being our agent when working with the appraisers and property managers, and they were happy to make a generous sum of money for what amounted to running a few errands. Hi Robert. Hope you’re well. Loads of things happening at the moment, just closed on another property, have picked up 3 students from Phoenix all U.S. citizens. My students in the U.K. have also bought property using your system with no money down. I have 5 students now, who I have taught to buy real estate with ‘no money down’, they were all under the impression that it could not be done, but with me concentrating on their mindset they now believe.
Buenos Dias, after reading the reviews over the past few months i had a chance to attend the Southern Florida Real Estate Convention where I met Robert last week and didn’t realize he was fluent in Spanish, which was amazing by the way.

My husband bought me Secrets of a Millionaire Real Estate Investor as a gift knowing my desire to get into real estate investing. I began reading right away and became really interested in the foreclosure approach since we’d already had auction experience with classic cars.
I went to the court house the following week following Robert Shemin’s advice to the letter, and began researching the foreclosure listings. That Friday we attended our first auction and met someone who provided hard money financing through a reputable real estate company.
Two weeks later, using what I learned from the book, we bought our first deal at $86,300.00. The following week I started classes with PREIG. The classes took away almost all of the stress. I called for private consultation when I needed to, and felt strongly that there was someone who was watching our backs.
PREIG took all of the guess work out of it. It was like having an experienced uncle to lean on rather than being out their on our own, completely vulnerable to any and all mistakes possible in this business.
The property we bought included an 800 sq ft house and an over sized garage with a fenced in yard. We put on a new paint job, flooring and a kitchen island. We also added a few hundred bucks in bright colored flowers, turning it into a “garden cottage”. We utilized local consultants as advised by PREIG and built up our network quickly as a result which has now allowed us to continue our work more independently which was our goal.
Our total fix up investment was $13,000. Originally we were going to do a limited listing through an agent because it was our first investment property and we weren’t comfortable with the paper work. Two days before we listed we had our first verbal offer. I called PREIG, got help with the contracts and moved forward.
Luckily our first offer fell through because what happened next made everything worthwhile. After walking through everything with our PREIG advisor, we felt a lot more confident and decided to advertise the house in the paper with an all day open house. About 2 dozen interested buyers came through and a couple ended up in a bidding war.
Because of what I learned through PREIG, I could coach first time buyers through the process, including teaching them about escalation clauses. I also referred several people to my broker which put us at ease knowing we could count on the financing with offers through her. In the end, we sold for $127,000 and netted $11,000.

Hi Robert Hope your well, sorry for calling you at your basketball game, hope your team won.Ive been really busy since the start of the year, i cant believe were nearly in April.
I have just closed on my 2nd property, i purchased it just after the New Year and have just closed this week, its a 3 bed property, it was on the market for 196k i got it down to 176k, not a great mark up but when it is rehabbed, at a cost of about 10k, i done my 3 comps and have been told by 3 realtors that it will sell for between 230k-250k, so i am sooooo excited.
Also it is the first time i have done a ‘ no money down deal ‘, all thanks to your coaching. I have shown 5 people in my Eventis group how to use your system in buying property with no money down, one person made nearly 100k, but as we talked last time not one of them has spoken to me since their purchases, and also no promised commissions, so i was thinking would it be cheeky of me to ask them for a fee upfront if they want me to show them the systems on how to get into property, because after a while i get the feeling that they are taking advantage of my good nature, has this ever happened to you? We began investing in real estate about four years ago. About three years into it, my wife quit her job and we were featured in a new magazine about property investments. The owner of that magazine had invited us to join them at the New York Learning Annex in November of 2005.
My wife was helping with the booth they had, and I had went to listen to several of the speakers. One of the speakers I had listened to was Robert Shemin. I was so impressed with his energy and knowledge of real estate that I brought my wife back to hear him later that day.
We were interested in purchasing his CD’s, however, we had bought learning CD’s in the past and found they were not very helpful. Usually they touch on broad points or concepts but never really give enough useful information. We decided to go ahead and buy them because the information he had already shared seemed so practical.
We have listened to all the CD’s in the package. We have been able to benefit and apply many things that Robert suggests. Even if you only applied a few of the the tips to your business, it would be well worth the money. One things Robert touches on in his CD is that real estate is about the numbers.
So we started taking our emotions out the buying process, and just started doing the math on each house. If the math made sense, we made an offer. Also, Robert said to spend more time doing the things you enjoyed and were good at. So, I started hiring more of the repairs out, and spent more time finding better deals.
This has made my business grow more in the last year than in the previous three years! In the spring of 2006, I was able to quit my job. I had been at the same job since high school, it had always been my family’s security. However, with real estate, I have more time and income.
We had been considering widen out and buying properties outside of our home market. Were we live, the market is inexpensive and has very slow growth. It is great for rentals, however, we wanted to do some investing were the market had more growth.
With the encouragement Robert gives, we decided to buy in a market were the properties have an average 10% increase in value each year. Now we have seven properties there!
These are just some things we have benefited from after listening to Robert’s CD’s. The thing is, you can’t possibly apply all the suggestion that are given, so we find ourselves listening to the CD’s again to gain more great points we can use. Recently we hired a property manager, and loaned her the Landlording CD’s so that she too could apply some of the procedures suggested.
We have attached a before and after photo of a house we bought. It needed a lot of work, but the area made it well worth it. It had set vacant for a few years, and we located the owner and worked out the details. We purchased the house for $35,000.00. We put an additional $30,000.00 into it.
We finished the project, it appraised for 130,000.00!! Within a few months, on just that one investment, our net worth increased by $65,000.00!! We never could have done that at our old jobs.
So, we just wanted to thank you Robert for the additional information. It has helped us get our business to the next level, and we hope to continue progressing.
